Roof inspection & estimate

A clear assessment and honest recommendation to repair or replace.

The inspection is where every job starts, and it is free. You get a look at the real condition of the roof and a straight recommendation — repair it, replace it, or leave it alone and check again next year. Sometimes the answer is that nothing needs doing yet, and that is a perfectly good outcome.

It is also what you want before you buy a house, before you list one, or after a storm has been through and you are not sure whether anything moved.

Good reasons to book one

  • You are buying or selling and need to know the roof's condition
  • A windstorm or heavy snow has been through and you want it checked
  • You have noticed a stain, a damp smell, or moss taking hold
  • You have been told you need a new roof and want a second opinion
  • You are budgeting and want to know how many years you have left

What the work includes

A look at the whole system

Shingles, flashing, valleys, vents, and the state of the gutters — not just the area you called about.

A written estimate

If work is needed you get the scope and the price in writing, so you can compare it against anyone else you are talking to.

No obligation

The inspection and the estimate are free and there is nothing to sign. Our estimates are valid for 30 days from the date of issue.

Common questions

Is the estimate really free?
Yes. The inspection and the written estimate cost nothing and there is no obligation to book work. Estimates are valid for 30 days from the date they are issued.
Do you need to get on the roof?
Usually, yes — a proper assessment means looking at the flashing and valleys up close, and at the attic where we can get to it. For some jobs, photos you send us are enough for a preliminary number, but a firm estimate means a site visit.
Will you tell me I need a new roof when I do not?
No. If the roof has years left in it we will say so. An honest recommendation on repair versus replacement is the point of the visit — we would rather do a repair now and the replacement when it is genuinely due.
