Roof replacement
Full tear-off and re-roof installs built for coastal BC weather.
A roof replacement is the right call when repairs stop holding — when the shingles have given up across the whole surface rather than in one spot, or when the deck underneath has started to take on water. We tear the old roof off down to the deck, look at what we find, and build the new system back up properly.
Most of the homes we re-roof are asphalt shingle. It is the material that makes the most sense for the majority of BC houses: it handles our rain, it is repairable, and the price is predictable. What decides whether a roof lasts is rarely the shingle itself — it is the flashing, the underlayment, and whether the attic can breathe.
Signs you are looking at a replacement, not a repair
- Shingles are curling, cupping, or losing granules across the whole roof rather than in one area
- You are patching the same roof more than once a season
- There are soft or spongy spots underfoot, which usually means the deck is wet
- The roof is at or past the age its shingles were rated for
- Daylight is visible through the roof boards from inside the attic
What the work includes
Tear-off and deck inspection
The old roofing comes off so we can see the deck. Rot or delamination gets found here, not after the new roof is on. If we find damaged sheathing we show you before we replace it.
Underlayment and ice-and-water protection
New underlayment across the deck, with membrane at the valleys and eaves where water sits longest and backs up.
Flashing
Chimneys, walls, skylights, and valleys are where most roofs actually leak. Flashing is replaced and detailed rather than reused where it is worn.
Ventilation
Intake and exhaust venting so the attic dries out instead of cooking the underside of your new shingles.
Cleanup
Debris hauled away and a magnet run over the yard and driveway for nails before we leave.
